About the Property

Providing affordable housing in Rockport, MA with Studio, Two-bedroom, and Three-bedroom homes equipped with included utilities (heat, A/C, electricity, water) and free onsite parking.

Property Features. In-unit laundry for 2- and 3-bedroom family homes. And laundry on same floor in the Senior Studio building.

There will also be a Community Library  located in the Senior Studio building.

Heat and A/C are both individually-controlled.

There will be a playground and field.

Homes will have tile bathrooms, large windows, wood-look vinyl plank floors, and new kitchen appliances.

Granite Street Crossing is close to downtown Rockport shops and restaurants, MBTA Commuter Rail, and Route 127.

 

 Maximum Income Limits Apply at 60% AMI: 1 person $58,920; 2 persons $67,320; 3 persons $75,720; 4 persons $84,120; 5 persons $90,900; 6 persons $97,620.

Studio estimated maximum rent $1,473; 2-bedroom estimated maximum rent $1,893; 3-bedroom estimated maximum rent $2,188.

FAQ

Are single applicants or couples under age 62 eligible for the Studio Apartments?

No, the studio apartments at Granite Street Crossing are restricted to applicants age 62+.  This includes applicants who have a disability, since there is no disability exception to the age 62 restriction for senior units at this property.

Can single applicants or couples over age 62 qualify for a 2-bedroom apartment?

No, we are required to meet occupancy requirements that prohibit us from over-housing residents with more bedrooms than necessary. Unless there is a medical reason to provide multiple bedrooms, single applicants and couples are required to share a bedroom, per DHCD regulations.

How many people can share a bedroom in the 2- and 3-bedroom family units?

The State Sanitary Code governs how many people can share a bedroom based on square footage relative to occupancy.  At Granite Street Crossing, no more than (2) people can share a bedroom.  More than (2) people in a bedroom would be considered under-housing residents with fewer bedrooms than necessary.

Are pets allowed?

No, pets are not allowed, but service and/or emotional support animals are allowed, with medical documentation.

What does Supportive Services mean?

Granite Street Crossing includes a preference for applicants who are eligible for or receiving Supportive Services.  This means you need assistance with the Activities of Daily Living (ADL) such as bathing, dressing, eating, medication management, etc.  In order to apply the Supportive Services preference to your application, please submit a letter of eligibility from your service provider (e.g. SeniorCare, Element Care, Visiting Nurses Association, etc.) along with the other required income and asset documentation.

How does joint custody of children affect eligibility?

In order for children to be considered part of your household for purposes of the lottery, they must reside with you 50% of the time or more.

Why are multiple rents listed for the same unit type?

At Granite Street Crossing, apartments will be offered for applicants at two different income levels: 30% AMI and 60% AMI. AMI stands for Area Median Income, and this is a metric used by HUD to determine income eligibility for affordable housing across the country. Applicants whose gross annual income is below the maximum amount for 30% AMI units will pay 30% of their gross annual income toward rent, regardless of what that income may be. For example, if you are a single person whose income is $21,000/year, you would pay $7,000/year toward rent. For these 30% AMI units, the rents are variable based on income. Someone making $21,000/year would not pay the same amount as someone making $10,000/year.

If your gross annual income places you above the 30% AMI limit, but below the 60% AMI limit, fixed rental amounts apply as listed. Just like the AMI limits themselves, the rental amounts for 60% AMI units are also determined by HUD on an annual basis.

What if a member of my household does not have any income?

If you or a member of your household does not receive any income, you must submit a notarized letter of $0 income along with your application.

Is there an asset limit?

In accordance with HUD regulations, there is no asset limit for households seeking apartments at Granite Street Crossing.  As applicable, the higher of the actual income earned from assets, or the imputed income of 0.06% (the current HUD Passbook Savings Rate) of all assets, will be counted as income.  Household assets are calculated at the time of the application.  Assets may include cash, net cash value of stocks, checking and savings accounts, investment accounts, real property, CDs, net cash value of retirement accounts, bonds, and capital investments, etc.

I still own my home, but I’m hoping to move into this development. Can I apply for the lottery?

Yes, you may still own a home and apply for the lottery. However, if selected for an apartment during the lottery process, the affordable unit must be your principal, full-time residence. Residents may not own another home, including owning a home in trust. All homes must be sold (closing complete) prior to leasing a unit at Granite Street Crossing.
